From Badge to Homeowner: Aussie Cop's Remarkable Journey to Affordable Homeownership

In a heartwarming tale of determination and support, Ben De Laroche, a 33-year-old police officer with 13 years of service, achieved the dream of homeownership in Sydney, one of Australia's most expensive property markets. What makes this story extraordinary is that Ben managed to secure a $1.6 million three-bedroom home while only paying half the price, thanks to a unique initiative designed to assist essential workers in attaining affordable housing.

Living with his mother in Penrith, on the city's western outskirts, Ben had saved up $300,000 and aspired to find a home in Sydney's inner west to be closer to his work. However, like many aspiring homeowners in Sydney, he faced the daunting challenge of skyrocketing property prices. Faced with the prospect of moving further away from his job, Ben's girlfriend introduced him to Hope Housing, a non-profit organisation dedicated to supporting essential workers, including police officers, paramedics, firefighters, and others, in purchasing homes closer to their workplaces.

Hope Housing's unique approach involves covering a percentage of the cost of a home being purchased by essential workers. What sets this initiative apart is that the homeowner does not need to make any repayments to Hope Housing. Instead, the organisation recovers its investment when the home is eventually sold, even receiving a portion of the home's capital gains. Currently, Hope Housing focuses exclusively on properties in the Greater Sydney area.

Initially skeptical, Ben confessed, "I honestly thought it was going to be a scam. It just seemed too good to be true as they offered to pay for half the house and did not require any money from me nor any input in the process. But it really was true, and I bought my first home."

This innovative program aims to alleviate the housing struggles faced by essential workers, helping them reduce long commutes and live closer to their workplaces. Importantly, the home remains entirely owned by the buyer, with Hope Housing's support covering only a portion of the repayments.

Ben, despite being a diligent saver and practicing financial prudence, found himself priced out of the property market due to Sydney's soaring real estate values. He expressed his frustration, saying, "It’s just unfortunate that the last 10 years have had the highest house price gain in frickin’ history. The money I could actually borrow was not enough to get me a house close to where I work (in the inner west). This is despite being a textbook saver, not doing anything silly – I don’t smoke or drink."

However, the story takes a remarkable turn. Ben's journey culminated in the purchase of a $1.6 million three-bedroom property in Petersham in June, with Hope Housing generously covering 50 percent of the cost. To add to the joy, Ben's girlfriend also moved into their new home, marking the beginning of an exciting chapter in their lives.

Hope Housing, through its website, emphasises the sale of a home as a "good investment," a sentiment that undoubtedly resonates with Ben and countless other essential workers who have found hope and a path to homeownership through this remarkable initiative. With eligibility extending to those in the defence force, border force, prison guards, and even religious ministers, Hope Housing is making a substantial impact in ensuring that essential workers can live closer to their workplaces and achieve the dream of owning a home in Australia's challenging property market.
